What does a home inspection consist of?

We perform a visual inspection in a good and workmanlike manner in order to tell you whether each item we inspect is performing the function for which it was intended or is in need of repair. The inspection consists of examination of the physical (structural) components of the home, i.e. roof, attic; and mechanical components, i.e. electrical, plumbing, HVAC, appliances, etc.

A thorough inspection normally takes about three hours for a typical home. The actual time will depend mostly on the size and condition of the home.

Do you perform inspections on weekends?

Yes. While many inspectors choose not to work on the weekends, we are available.

Is the inspection pass/fail?

No. A home does not pass or fail an inspection. The job of the inspector is to thoroughly inspect a home and to report whether the physical (structural) and mechanical components of the home are performing the function for which they are intended.
